The Property Manager’s main task is to manage the assigned property completely according to the owner’s and tenants’ requirements as well as to fulfill the financial goals and increase the value of the property.
Job duties:
- Manage the operation of the properties, including parking and other common areas, supervises security, cleaning and technical condition of the properties.
- Ensure to keep highest occupancy level and rent collection rate.
- Represent CBRE towards the landlord on all matters in connection with the properties.
- Prepare reports on a monthly, quarterly, and annual basis.
- Care for ensuring the compliance of tenants’ payment obligations in collaboration with the finance department.
- Keep good relations with tenants and asset managers from the owner’s side.
- Ensure that all collaterals of the lease are in place and valid (insurance, bank guarantee etc).
- Communicate the service charge reconciliation to tenants according to lease agreements.
- Manage tenants’ operating manuals, rules of house and others.
- Check if the properties are maintained properly with help of facility manager, and if health & safety regulation requirements are met.
- Manage suppliers’ tenders and contract negotiations.
- Responsible for the implementation of the approved budget.
- Communicate with authorities, lawyers and other third parties if necessary.
- Act accordingly to CBRE’s and the properties’ GDPR and sustainability guidelines.
- 3-5 years of solid experience in the field of property management
- Proper technical, legal and finance knowledge
- Fluency in English and Hungarian
- Excellent communication skills (both verbal and written)
- Thorough knowledge of health & safety regulations and laws
- User knowledge of Microsoft Office (Excel, Word, PowerPoint)
